Marvelous Marin...Can It Get Better?
Marin
County is a unique place to live and one of the most sought
after residential markets in the nation. Following are some of the
reasons for its appeal.
First, Marin is the most conveniently located
suburban County in the Bay Area, just to the north of San Francisco
across the Golden Gate Bridge. It features a relatively easy (30-45
minutes during rush hour) commute to San Francisco plus three
different ferry terminals serving the downtown San Francisco
business district (and even Pac Bell Park during baseball season).
Second, it is less than twenty percent developed.
Most land is permanently designated as open space, State Parkland,
park-like watersheds, or National Recreation Area. Marin has all the
appearances of living in a park, overlooked by Mount Tamalpais, the
”Sleeping Indian Maiden,” with redwoods on her flanks, San Francisco
Bay to the east and south and the Pacific Ocean to the west.
Accentuating this beauty, is the fact that
billboards are illegal in Marin County so you can actually see these
beautiful surroundings without the clutter of the typical commercial
visual pollution so commonplace in other areas.
Third, the weather is great, moderated by the Bay
to the south and east and the ocean to the west. Southern Marin
temperatures range from the typical 60-70's in the summer to 40-50's
in the winter. Central and Northern Marin adds ten degrees in the summer.
Fourth, schools, both public and private, are
among the best, consistently ranked nationally, and most public
schools in the County have a Distinguished School rating from the
State.
Fifth, there is immediate deep water access for
sailors and numerous yacht harbors in addition to extensive hiking
and running trails, bike paths, and other recreation facilities.
Sixth, most of southern Marin has exquisite views,
many include the San Francisco bay and the City skyline.
Marin County..... a half hour by car or ferry from
San Francisco, the City by the Bay, the economic center of the
technological revolution, and one of the most livable urban areas in
the country.
About
Belvedere...
Belvedere is a small, 2500 population, exclusive
community located on what used to be an island and the adjoining
lagoon. It is about five miles across the Bay north of San Francisco
and was originally populated in the late 1800's as a summer refuge
for San Francisco's wealthy. Today, Belvedere is one of the most
desirable addresses in the Bay Area.
Its features include a bayside location with
marine influenced weather and gorgeous views of the Bay, San
Francisco and surrounding headlands, the oldest yacht club in the
Bay Area (San Francisco Yacht Club), easy commute times to San
Francisco, ferry service from nearby Tiburon to downtown San
Francisco, highly rated public schools and private schools, and some
of the finest housing stock in the Bay Area.
Homes values in Belvedere range from $1,000,000
upward to $25,000,000 with the predominant values over $1,500,000.
There is a significant segment in the $3,000,000 to $5,000,000
segment. There are only 1037 homes in the Belvedere market.
About
Tiburon...
With about 7,000 people in population, Tiburon is located next to
Belvedere at southern end of the Tiburon peninsula. It began as a
railroad terminus for the Northwestern Pacific Railroad in the
1880's, and is noted for its panoramic views. Like Belvedere,
Tiburon enjoys a location with an easy thirty-minute commute to San
Francisco, ferry service to downtown San Francisco, and highly rated
public schools and private schools.
In addition, there is a village center with ample
shopping and services and a number of highly rated restaurants.
Tiburon has two yacht harbors (Corinthian Yacht Club and the Tiburon
Yacht Club in Paradise Cay) and features a slightly wider range of
home values than Belvedere. Entry level is for single family homes
is about $700,000, the high-end sale to date was over $23,000,000
and the predominant value is about $1,000,000. Like Belvedere, there
are many homes in the $2,000,000 plus segment. There are about 2,500
homes in Tiburon.
About
Sausalito...
Sausalito is located just across the Golden Gate
Bridge, has about 7,000 population. It is on the eastern side of the
Marin headlands and most homes enjoy Bay views and in some areas,
panoramic views of the downtown San Francisco skyline. The commute
time to San Francisco is quick, usually about fifteen minutes, and
there is also a ferry service across the Bay to the financial
district.
Sausalito is predominantly an adult community with
fewer children than other southern Marin suburbs and the public
school system has less than average ratings as compared to the rest
of Marin County so private schools are typically preferred. There
are a number of yacht harbors, the downtown area is well developed
with restaurants and tourist shopping as Sausalito, with its bayside
location and ambiance, is a favorite tourist destination.
The housing stock begins in the $350,000 to
$500,000 level for condos and extends upward to over $2,000,000.
Most homes are in the $800,000 to $1,000,000 range.
