How to Buy Well...

First, it is important to establish a relationship with a good broker who understands and knows the market, what drives value, knows the neighborhoods and the schools, and who you like and feel comfortable working with.

Second, buyers need to be financially pre-approved so they can move quickly when the right property arrives in their life. In more than one transaction lately, we have created the accepted offer amidst heavy competition because our client was pre-approved, could move fast, and had the documentation to convince the seller that they could complete the deal.

Third, educate yourself as to market values so you feel confident about an offering price. You can do this by inspecting enough properties to develop an intuitive feel for what drives value in the market segment you are buying into. This involves some work and time but can be quickly and efficiently done by accompanying us on our weekly broker’s tours where you can personally see and walk through numerous properties in a short period of time. Doing Sunday open houses is another route, although it is not as time efficient as the broker’s tours. Finally, carefully question your broker as to what determines value in order to corroborate what you are learning from first hand inspections. Finally, we can put you on-line with access to all the listings so you can further your inventory of knowledge and search available homes on a real-time basis. Our goal is to help educate our clients as to value and available product so they feel confident about their purchase when they find the home they want to buy.

Fourth, be ready to act when you find the right home. This means that once you find the property you want, be first in line with an offer that will attract the seller’s interest.
